ML’s RENT CONTROL DEPARTMENT
Merritt Law’s Rent Control Department was created to assist banks, lenders, mortgage companies and property owners. This department helps owners understand and comply with the Rent Stabilization Ordinance (“RSO”). This is how?
- Through our Rent Control Investigator, an inspection is made at the property.
- Our Tenant Liaison deals one on one with tenants.
- Determine if properties are in Rent Control.
- Properly registering properties with LAHD.
- Handle properties in REAP.
- Code violations.
- Compliance – bring properties that have existing violations and deficiencies into compliance.
- Collection and processing rental payments.
- Continued monthly building inspections.
- RSO Evictions.
FORECLOSURES IN RENT STABLIZED-PROPERTIES
“The Rent Stabilization Ordinance protects tenants from arbitrary evictions and permits only 12 legal reasons for eviction.
A bank or mortgage company which acquires a property through a foreclosure becomes a landlord as defined in the RSO. The fact that there is a change in ownership does not change the terms of the tenancy under the RSO and is not a lawful reason to evict tenants. The sale or foreclosure of a residential rental property is not one of the twelve legal reasons for eviction under the RSO.” LA City.Org
